The strategy behind BTLG11
BTG Pactual Logística (BTLG11) stands out for its active management of your wallet, with the aim of obtaining income and capital gains through the exploration of real estate projects focused on operations in the logistics segment.
Its portfolio consists of properties that have tenants from different sectors. In addition, it has a certain degree of predictability of its revenue, 60% of which comes from atypical contracts – that is, with longer terms and a more stable and predictable income flow.
This combination of diversification and atypicality results in one of the funds of fewer vacancies of the industry, with no default in recent years.
A liquidity from the bottom also draws attention: a daily average of R$ 7.8 million. It constantly appears on the list of most traded FIIs on B3, and currently has 354 thousand investors.
This is a very important factor in FIIs, since variable income products with low liquidity can depreciate significantly in times of stress.
The fund's share is currently trading at around R$100. In addition, BTLG11 has a 3% stake in Ifix, the main benchmark index for real estate funds.
And it doesn’t stop there…
In addition to all these characteristics, it is worth highlighting that BTG Pactual Logística (BTLG11) entered a select list: that of 5 B3 real estate funds that yielded more than real estate of the market in the last six years.
This list was created by EQI Research analysts and brings together 5 FIIs that, from January 2018 to May 2024, overcame the average income of the Brazilian real estate market.
In other words: it was more profitable, during this period, to have shares in these 5 real estate funds in the portfolio than to invest in physical properties to receive rentals.
BTLG11, for example, generated a return to the shareholder of 128,6% in the period – and it is not even the most profitable on this list. Another real estate fund listed, from the office sector, went even further – and managed to generate 199,7% of return in these six years.
It is no wonder that, in the opinion of EQI Research, these are the 5 best FIIs from the Brazilian stock exchange for investors to have in their portfolio now.
